BV, BVA & EPC announce 200-acre, mixed-use project: The District

Meridian, Idaho (January 2, 2024) – Ball Ventures (BV) and Ball Ventures Ahlquist (BVA) are excited to announce a new strategic partnership with Elevated Property Company (EPC). Beginning in 2024, BV and BVA will be joining forces with EPC to create new projects across the western United States. EPC is a new venture that is being started by Fred Bruning, Sean Dennison and Chris Byers, each of whom worked from inception on The Village at Meridian and other projects for CenterCal Properties, and who have almost 100 years of experience in retail and mixed-use development between their careers.

BV, BVA and EPC have identified key markets in the Mountain West with plans to bring new mixed-use projects that will enhance the retail offerings for local communities. The combination of these three companies brings a powerful mix of experience in retail, hospitality, multi-family, office, medical and industrial spaces.

Initially, EPC will be assisting with the development and leasing at two sites in the Treasure Valley. The first is the new College of Western Idaho (CWI) site in downtown Boise called CWI Whitewater Village where there will be retail, hospitality, and office, including the expansion of CWI’s educational facilities. The second is a project at Ten Mile and I-84 named The District at Ten Mile where BVA recently purchased 118 acres in a joint venture with Adler Industrial. EPC is also assisting BV with its development of The Commons at Snake River Landing in Idaho Falls. Bringing mixed use amenities to the area, Snake River Landing’s success has become an integral part of the Idaho Falls community. Other projects have been targeted in Utah and Arizona and more information will be coming on those sites in the future.

“We are excited to be working with such well-respected and talented groups as Ball Ventures and Ball Ventures Ahlquist,” said Fred Bruning, CEO of EPC. “Over the years we have observed their good work in Idaho and beyond and feel that between our own retail experience and their deep knowledge of the markets in the Intermountain West, we will make the perfect team to create exciting projects for the communities we serve.”

“We’re excited to be partnering with Fred and his team,” said Cortney Liddiard, CEO of Ball Ventures. “Fred is an institution in the retail world, and we feel privileged to be part of what he has planned next. As we look at the composition of our respective teams, we feel this strategic partnership is very complementary to one another. We enjoy having the same shared vision of bringing best-in-class retail to tertiary markets that often are looked over.”

“It is a dream to be working with this new team and align our strengths with theirs,” said Tommy Ahlquist, CEO of BVA. “We have identified several key sites where we think working with Fred and his team will make these locations add incredible value to local communities. Our team will become a powerful force as we align with the EPC team.”
